A Few Updates
10-4-2025. I'm happy to announce that our finances are in great shape and I'll be posting an updated copy onto our website, hopefully, within the next week so all can see. Just remember that to view our budget, you must enter a password which is 1234. Also, I've been informed by our website host (WIX) that our forum will be taken down effective October 15th due to their internal changes. I don't think it will have any effect because no one has posted anything in the last year.
I want to thank those people who have offered to purchase a tree to be planted here in Villa Run as a memory to a loved one. I can't think of a better way to honor a spouse or parent. What started out as a personal dream seems to be catching on. I'm cautiously optimistic that we can reach our goal of 25 trees so they can be planted this fall. With the 3 trees that Paul Gamble is donating plus what I've heard from our area managers, we may be up to around 10-12 requests. Again, the number 25 is used by Paul in order to get a discount for the price of each tree. I'm confident that if we don't reach our number this fall that we will be able to do so next year.
In the coming days, Paul and his crew will be thinning out brush along our borders in certain places and also laying sod in spots. My thanks to our grounds person, Steve Dunham, who I think is doing an excellent job.
I'm also happy to announce that we now have 145 people on our contact list out of the 251 residents. Looking back 4 years ago, a few people told me that I was crazy because only a few people living here use a computer. Were they wrong! Lol... It's exciting to see a place where neighbors whose ages range from 50's to 90's (mostly) get along so well...and it will only get better when our projects are completed.

Sept 19th, 2025. This could be VERY lucrative!

I want to thank everyone who attended our recent annual meeting. It’s great to see your support as we all work together to keep making Villa Run look better. As I mentioned at this meeting, we have entered into a marketing agreement with Choice Properties. This agreement could possibly become very lucrative for our Association.
​
Large companies like Spectrum, AT&T, Comcast, etc. are willing to pay large amounts of money to acquire new customers. Choice Properties is a marketing “middleman” who surveys these companies. They review to see which company has the most customers in Villa Run and then go to that company and negotiate a payment stream to Villa Run which will go on for 10 years.
By simply giving Choice Properties a list of Villa Run residents (addresses only), they are willing to pay us (we were told) between $10,000 - $15,000 per year for 10 years. I know that this seems too good to be true but we did not spend any money to enter into this agreement.

A Few Reminders

7-23-2025
- I just want to remind people that our Area Managers are in the process of doing our property evaluations and as mentioned before, future evaluations will be on an as-needed basis instead of just annual. If you don't have a copy of the form that we use and want one, just reply to this email asking for a copy and I'll send it to you. I want to encourage those people who have a brown sunroom to look at it and see if it needs repainting before your Area Manager reminds you. As mentioned before, we have painters listed on our website that can do this for you.
- I also want to remind everyone that IF you're planning any projects outside the 3 feet area to make your request using our form. If you don't have one, contact your Area manager. We've got to the point that we must be more strict in enforcing our rules so it's in your best interest to complete this simple task BEFORE proceeding.
- Finally, Rumpke will not take personal calls requesting new trash bins, requests for bulk pickups, etc. They will only talk with the President so if you have a request, send me an email and I'll contact them for you. I guess it makes sense since they only have our Association as the customer and not individual homes but I'll tell ya, with this kind of power, a person would be a dang fool to quit this job! Lol...

Some new changes to Villa Run
7-10-25.
Our Board held an executive session yesterday to introduce and get to know our new Board members. I can't tell you how great it is to have a full Board once again and there were some good ideas mentioned that I think for the most part, you'll like.
- Most importantly, we have decided that we will no longer conduct annual property evaluations. Instead, violations will be brought to the owner's attention as needed. IF you disagree with the violation, you still will have the same appeal rights as before. If you would like a copy of the form that we use for evaluations, you can get one by sending an email to our Secretary, Barb Carpenter. Her email address is barb.carpenter00@gmail.com.
- We also decided to restructure our area manager's districts. This is being done by realigning the number of homes that each is responsible for. Currently, we have areas ranging from 28 to 58 homes. By realigning our areas, this will rebalance the number of homes in each district (or area). You will be receiving this information which will be included in our phone roster that we publish annually for everyone.
- We are aware that there are a few areas where the city installed water valves but did not reseed them. It's our responsibility; not the city's even though (by mistake) they did reseed. It was decided that we will put down topsoil but not reseed until fall when the weather is cooler and the new grass will not need as much watering.
- Finally, we discussed increasing the common area that we are responsible for to the street. We will be discussing and voting on this at our annual meeting which is tentatively set for Wednesday, September 10th. The reason we are considering this is IF our Association is going to be responsible for all lawn repairs beyond the 3 feet, we will be forced to increase our annual dues to cover this. Our overall goal is to keep our dues as low as possible and our resale values as high as possible. I hope that you agree.

1-29-2025. My cell phone number is 937-561-4969 and while I hope that you would call your area manager first, I’m giving you this phone number for a couple of reasons.
One, I try to separate my Villa Run business from my personal life and two, we’re planning a few trips this spring and without a Vice-President (which frustrates the hell out of me) if you call our home phone, you won’t get a return call until we return. This number will be on our website as well.
1-26-2025. Imagine walking out of your house and when you return, there’s nothing left!

With the fires and hurricanes going on, I thought that some people may find this suggestion helpful. I know that here in Ohio, we don’t worry much about fires and certainly not hurricanes BUT we do have tornados.

Years ago, when I sold home and auto insurance, I used to set Friday afternoons aside to go to my customer’s home and take a video of the contents in their home and garage. Luckily, we no longer must use a camera the size of a small suitcase, but rather almost everyone has a cellphone with a camera and most have the capability to take videos.
​
My suggestion is this. Using your camera’s video or still pictures, I suggest taking a picture of everything in your house and either transferring it to a computer file or better yet, transferring it to a thumb drive. Be sure to have a date on it and store it somewhere safe. By doing this, you’ll always have evidence of what was destroyed (God forbid) if your home is destroyed.
